Project Description: CAT B fit out of a CAT A office space

Services Provided: Full Detailed Design Duties

TAP were appointed to design the fit out of Hachette UK’s new head-office consisting of 110,000 ft2 net office space. The project included the modifications to an existing CAT A installation to enable HOK London’s vision for Hachette UK.

Existing energy efficient systems were utilised such as EC/DC fan coil units with pressure independent control valves (PICV) and energy management systems such as lighting controls.

Hachette UK’s Brief – Consolidate their seven existing publishing brands within a single building, thereby enjoying the benefits of shared services.

Project Solutions / Achievements
Eight high-end arrival spaces created to reflected each publisher’s brand.
Relocated and supplemented low energy EC/DC fan coil unit system to suit the CAT B layout.
Improved the existing FCUs energy consumption with a software and hardware upgraded to enable them to operate a variable air volume (VAV) control strategy.
Multiple conference and meeting rooms provided with extensive audio visual.
Underfloor power system installed throughout, complete with data containment.
Existing CAT A lighting scheme modified, supplemented with new, to provide new scheme.
Extensive use of LED light sources, incorporating presence detection and daylight saving.
Reimagined the main entrance area lighting scheme
Full print and post room facilities installed, complete with loading bay security office and telephone switchboard facility.
Large breakout and collaboration spaces provided with tea making facilities at each floor level.
Modification of base build life safety generator to provide a resilient power supply to the Main Equipment Room facility.
New good’s lift installed between ground and lower ground floors with lift pit suspended in basement generator room.
Catering facilities at the 6th floor for staff breakout and Client entertainment, and lower ground floor to provide catering to conference and meeting room suite.
Fast track introduction of the 2nd floor CAT B fit out, following the Client’s acquisition of an additional publishing group during the project.
